Welcome to Caprock Operating
Industry-leading experience on the assets others walk away from
Caprock Operating LLC is an independent oil and gas company engaged in the acquisition, operation and responsible retirement of mature producing assets in Texas.
Our focus is the part of the business that rewards judgment rather than scale: wells past their peak, fields with complicated ownership, and properties whose remaining value depends on operating them carefully and closing them out properly. That work is unglamorous and it is where most of the value in a mature asset is won or lost.
Experience
Forty years, and both halves of the business
Our team brings more than forty years of combined experience across oil and gas operations and land — field execution, production management and well work on one side; title, leasing, division order and mineral ownership on the other.
On a mature asset those two halves are the same problem. Whether a well is worth keeping is a production question. Whether you can actually operate it, pay the right people and transfer it cleanly is a title question. Companies that only have one half of that expertise find out which half they were missing after they have bought the property.
Production & well work
Day-to-day operation of producing wells, remedial and workover programs, and the routine discipline that keeps a marginal well economic rather than idle.
Title & mineral ownership
Leasing, title curative, heirship and division order work — the records side of the business, handled by people who have run it rather than outsourced it.
Plugging & restoration
Wells reach the end of their lives. Plugging and surface restoration are part of operating an asset, not something left for whoever comes next.
For owners
Straight answers, from a company small enough to give them
Royalty & mineral owners
How payment timing works under Texas law, why a payment goes to suspense and what releases it, what a division order can and cannot do, and what happens to an interest when an owner dies. Written from the statute, not from custom.
Surface owners & ranch managers
You do not have to own the minerals to deserve a straight answer about what is happening on your ground. Gates, roads, livestock, spills and noise — reported to a person who can act on it.
